1. Acceptance of terms
By accessing and using 360propertyhub.co.uk (the “Website”) and the 360 Property Hub member portal (the “Portal”), both operated by Funky Media Ltd trading as Cristina Axford, you agree to comply with and be bound by these Terms of Service. These terms apply to all visitors, members, investors, and partners.
2. No investment advice

The content on this platform is for informational purposes only. Cristina Axford and Funky Media Ltd are NOT financial advisors. Property investment carries significant risk. You must perform your own independent due diligence and seek professional legal and financial advice before entering into any transaction.
The automated calculators and stress-testing tools are illustrative models based on 2026 UK market data and do not guarantee future performance.
3. Portal access & compliance
Access to our off-market deals is restricted to registered members who have accepted the relevant Sourcing Agreements. We reserve the right to:
- Suspend or restrict access for users who fail to maintain AML (Anti-Money Laundering) compliance.
- Revoke access if subscription payments are overdue.
- Manually restrict any account at our absolute discretion for security or professional reasons.
4. Fees and payments
Fees are clearly defined within the Portal for each tier:
- Membership Fees: Charged as a recurring monthly or annual subscription via Stripe, renewing automatically until cancelled. You can cancel at any time from the Portal; cancellation takes effect at the end of the period you have already paid for.
- Credits: Bought as one-off top-up bundles via Stripe and drawn down as you use the Portal's data and outreach tools. Credits are not refundable once spent and hold no cash value.
- Sourcing Deposits: A one-off payment taken to reserve a specific deal, on the terms shown at the point of payment.
- Sourcing Fees: A success fee (typically 2% unless specified) payable upon successful exchange of a property introduced via our hub.
5. Intellectual property
All digital twin assets, 3D tours (powered by 360Gurus.io), deal packaging narratives, and proprietary calculators are the intellectual property of Funky Media Ltd. Unauthorised reproduction or distribution of confidential deal packs is strictly prohibited.
6. Your data
How we handle personal data is set out in our Privacy Policy, and the cookies and browser storage the site uses are described in our Cookie Policy. Both form part of these terms.
7. Governing law
These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England.
