We are committed to protecting your personal data and respecting your privacy. This notice explains how we handle your data when you visit our website and informs you of your legal rights under the UK General Data Protection Regulation (UK GDPR).

2. The data we collect about you
We may collect, use, store, and transfer different kinds of personal data which we have grouped as follows:
Identity Data
First name, last name, title, and date of birth. Date of birth is collected at registration because we are required to verify member identity for Anti-Money Laundering purposes.
Contact Data
Email address, telephone number, and postal address.
Transaction Data
Details of memberships, credit purchases and sourcing deposits, including payment status. Card details are handled by Stripe and never reach our systems.
Technical Data
IP address, login data, browser type and version, and operating system.
Usage Data
Information about how you use our website, products, and services.
Content You Submit
Property, land and deal information you upload, together with documents you place in the DD Vault and messages you send us.
Note: We do not collect any Special Categories of Personal Data (e.g., race, ethnicity, religious beliefs, or health data), nor do we collect information about criminal convictions.
3. How and why we use your data
We use different methods to collect data, including direct interactions (forms, email, phone) and automated technologies such as cookies. What each cookie does, and which ones only run if you agree, is set out in our Cookie Policy.
We only use your personal data when the law allows us to. Most commonly:
- Performance of Contract: To perform the contract we are about to enter into or have entered into with you — operating your membership, giving you access to deals, and taking payment.
- Legitimate Interests: Where it is necessary for our interests and your interests do not override them — for example securing our forms against automated abuse, and keeping records of deal introductions.
- Comply with Legal Obligation: Where we need to comply with a legal or regulatory requirement, including Anti-Money Laundering checks and tax record keeping.
- Consent: Where you have specifically agreed — analytics cookies, and any marketing messages you have opted in to. You can withdraw consent at any time, and withdrawing it is as easy as giving it.
4. Who we share your data with
We do not sell your personal data. We do share it with the service providers who run parts of the platform on our behalf, and each is bound to act only on our instructions:
- Google (Firebase & Google Cloud) — hosting, sign-in, database and file storage for the portal and the DD Vault.
- Stripe — membership subscriptions, credit purchases and sourcing deposits. Stripe collects your card details directly on its own checkout pages.
- Twilio — SMS deal alerts and notifications, where you have asked for them.
- Google Workspace (Gmail) — the mailbox we use to correspond with you.
- Ayrshare — the shared inbox that carries social-media messages you send us.
- Google (Gemini) AI services — used to draft and summarise deal material. We do not use these tools to make automated decisions that produce legal or similarly significant effects for you.
- Google Analytics — only if you have accepted analytics cookies.
- Professional advisers and regulators — where we are required to disclose, including for AML and tax purposes.
Some of these providers process data outside the UK. Where they do, the transfer is covered by UK adequacy regulations or by the UK International Data Transfer Agreement or Addendum, so your data keeps the same protection it has here.
5. Data security and retention
We have put in place appropriate security measures to prevent your personal data from being accidentally lost, used, or accessed in an unauthorised way. Access to your data is limited to employees and partners who have a business "need to know."
By law, we must keep basic information about our customers (including Contact, Identity, and Transaction Data) for six years after they cease being customers for tax purposes.
6. Your legal rights
Under certain circumstances, you have rights under data protection laws, including the right to request access, correction, or erasure of your personal data, the right to restrict or object to processing, the right to data portability, and the right to withdraw consent where our processing relies on it.
You also have the right to complain to the Information Commissioner's Office, the UK supervisory authority for data protection, at ico.org.uk or on 0303 123 1113. We would ask for the chance to resolve your concern first.
